Pricing structure
At Draftit, we understand the importance of budget certainty. In 2026, the cost for a draftsperson in New South Wales typically ranges from $3,000 to $18,000+ per project, depending on the complexity of the design and the scope of services provided. While hourly rates average $80–$200, we primarily offer lump sum pricing to provide clients with clear and predictable costs.

Simple Projects ($2,500 – $6,000): These projects involve straightforward documentation with minimal design variations. Examples include small to medium single-room extensions (~$2,800), minor internal wall reconfigurations, or basic garage additions. Typical scope: Existing site floor plans, new floor plans, basic elevations, and standard cross-sections for a Complying Development Certificate (CDC) or Development Application (DA).
Standard Projects ($6,000 – $12,000): This category covers the majority of typical residential work requiring custom technical drawings. Examples include medium to large two-room extensions (~$3,200–$6,000), standard house plans for a new single-story home or granny flat, and standard full-house renovations not involving complex structural changes. Typical scope: Detailed site plans, floor plans, elevations, sections, and one to two rounds of revisions.
Complex Projects ($12,000 – $25,000+): These require extensive drafting time due to site constraints, custom design features, or multiple levels. Examples include full custom redesigns or renovations of large-scale houses ($10,000–$18,000+), knockdown rebuilds requiring detailed council submission documentation ($3,000–$18,000), and projects on steep terrains or heritage overlays. Typical scope: High-level construction drawings, coordination with external consultants (structural engineers, surveyors), 3D modeling, and full assistance with council submission.

A basic BASIX Certificate including consultant and government fees comes in at a few hundred dollars, with most standard single dwellings sitting around $400 - $700, dependent on complexity of the project.
Statement of Environmental Effects (SEE)

Standard to moderately complex DA industry guides show SEE's often priced from $690 up to $2000 depending on complexity.
Waste Management Report (WMP)

A WMP ranges between $250 - $600 reflects variations between project complexity and Council requirements.
Building Cost Summary Report

A reasonable fee for us to prepare this report, ranges from $400 - $900 for standard single dwellings or alterations under $1M value.
Building Specification Report

What drives the price?
- Project scope and complexity for example: single storey house additions, dual occupancy/granny flats, two storey dwellings to multi-unit, sloping/heritage sites, commercial elements.
- Council and location for example: a complex Development Control Plan requesting extras. Custom templates and pre-lodgement Request For Information (RFI).
Important considerations
Please note the following key factors and risks associated with our drafting & report writing services:
- Location: Projects in Sydney often command higher square-metre rates ($30–$70) compared to regional NSW.
- Revisions: Our fixed-price quotes include 1–2 rounds of revisions; additional changes may attract hourly fees.
- Excluded Fees: Council application fees, soil tests, and land surveyor reports are separate from drafting costs. (See Terms & Conditions)
- DA/CDC Approval: We cannot guarantee DA or CDC approvals, as this is out of the draftsperson's responsibility.
